What are HIPS?

First Day Marketing

On the 6th April 2009 the temporary arrangements for first day marketing were removed, this means that certain elements of the Hip need to be in place before a residential property can be marketed for sale.

These are:

Home Information Pack Index

Energy Performance Certificate (EPC)

Sale Statement

Evidence of Title (For Registered Estates)

Official Search of the Index Map (For Unregistered Estates)

Property Information Questionnaire (PIQ).

The other mandatory documents are:

Standard searches (i.e. local authority enquiries and a drainage and water search)

Commonhold information (where appropriate)

A copy of the lease (where appropriate)

Documents that are optional but recomended include:

A Home Condition Report (HCR) and Mining and Flood searches.
